The construction phase of the development project involves not only all building activities on a development site, but also includes establishing how the project will be designed, managed and how we will work and contract with a Building Contractor.
Reaching the construction phase is a huge milestone, and the development project should now be significantly de-risked as we have secured our required permissions, established funding methods, and structured a deal to have a balanced control over the site.
Procurament Methods

Construction Contract
How we choose to contract with a building contractor is fundamental in controlling risk and exposure during construction programme. We want to ensure that the project is completed in the correct time and at the correct budget, and if it fails to achieve these, we need to rely on our contract to help us.
The building contract needs to be a watertight document we need to understand how the clauses within the contract work. The Contractor we choose will often be dependent on the procurement method however some contractors are willing to work with two or three of the methods listed above.
